Kier Property has started demolition works on its site at Michigan Drive in Milton Keynes.

The six-acre site was purchased from BL Balmoral Limited in July 2022 and comprised a 66,493 sq ft warehouse building and adjacent office block.

Having secured planning in June 2024, Kier Property is commencing demolition of the original building to make way for this state-of-the-art, 125,647 sq ft exemplary industrial facility built to Net Carbon Zero standards, targeting the highly regarded BREEAM Excellent certification for environmental and operational sustainability.

Strategically located just 1.9 miles from Junction 14 of the M1 motorway, three miles from the centre of Milton Keynes and with the A5 just 4.2 miles away, the site provides access to the wider national motorway network, making it extremely well-placed to serve the majority of the UK within 4.5 hours HGV drive time and is a prime ‘golden triangle’ logistics location.

This Grade A building with a green roof, high-efficiency LED lighting, 4 level loading doors, 12 metre clear height roof span, 14 dock loading doors and PV cells will also feature 12,787 sq ft of modern office space providing a balanced environment that meets the needs of both industrial operations and administrative functions.

Kier Property is proud to contribute to the economic development of Milton Keynes and its surrounding areas, enhancing the region’s industrial capacity with a facility that aligns with current sustainability demands - attracting new business investment to the area, further strengthening Milton Keynes as a hub for modern industry.

"We are delighted to be able to announce this significant milestone. The location of this scheme is perfect for this type of development and our plans will see us create a new benchmark in energy-efficient, premium-quality industrial space when complete at the end of 2025.

This scheme will be built using the highest quality materials and market-leading design. The development is targeting an EPC rating of ‘A+’, meaning it will be net zero carbon in construction and BREEAM rating of ‘Excellent’."
